Knockdown and Rebuild Process in Adelaide: Abraham’s Construction Approach

At Abraham’s Construction, we specialise in helping Adelaide homeowners and investors transform their properties through knock down and rebuild projects. Whether you are looking to build a custom home, or increase the value of your land through the construction of group dwellings, duplex developments, dual occupancy, or multi-unit residential subdivisions, we can take care of every aspect of your knockdown and rebuild.

Following is a brief guide to approach to knock down & rebuild, but if you have questions or want to find out more, please get in touch with us on (08) 8251 8839 or via our online enquiry form.

Step 1: Assessing feasibility

The first stage in the process is to evaluate whether knockdown and rebuild is going to be the best option for your property.

Our team will work with you to look at factors such as zoning, council regulation and the potential for a duplex or multi-unit subdivision development

South Australia has rules and regulations regarding lot sizes, frontage, and shared access for these types of projects, but as experienced new home builders we can advise you as to what may be achievable.

Step 2: Your knockdown and rebuild goals and budget

From the outset, we work in collaboration with you in order to understand your goals. For instance, is the intention to build a new custom to suit your lifestyle, or do you want to create multiple dwellings to generate rental income?

Once we understand the objectives, we’ll work with you to set a clear budget, including all costs for demolition, site preparation, design, construction, and council fees.

If you’re planning a dual occupancy or subdivision, we’ll also outline additional expenses for infrastructure, such as separate utility connections, so that you are fully informed as to all the costs involved.

Step 3: Layouts that maximise knock down and rebuild potential

Our experience of undertaking knockdown and rebuild Adelaide wide means we can manage projects of any size, whether it’s a single dwelling or a complex multi-unit subdivision.

Our in-house team of architects and designers has the expertise to create floor plans and layouts that maximise your property’s potential while meeting all regulatory requirements.

Step 4: Securing council approvals

Navigating council approvals can be challenging if you don’t have previous experience of building a new home. However, our experienced team is able to take care of this for you.

From demolition permits to development approvals for group dwellings, duplexes, or multi-unit projects, we ensure all that all council approvals are properly attained and in line with local council regulations and zoning requirements.

Step 5: Demolition stage

Once approvals are in place, we coordinate the safe demolition of your existing structure. We work with trusted local contractors to disconnect utilities, demolish any buildings, and then prepare the site for the work ahead.

Step 6: Site preparation ahead of knockdown and rebuild

Preparing your site prior to building is essential, and will help to ensure the smooth progress of your knock down & rebuild project.

As part of the site preparation process, we level the land, ensure there is proper drainage, and lay strong foundations that are suitable given the soil conditions.

For multi-unit or duplex developments, at this stage of preparing the site we will ensure the site layout supports shared infrastructure and access, like driveways, water, electricity and other utilities.

Step 7: Construction stage

One of our key principles at Abraham’s Construction is open communication with clients at every stage of the knockdown and rebuild process.

Whether you are building a new home for you and your family, or undertaking a multi-unit development in order to maximise the return on your investment, our team is committed to keeping you fully informed of progress at every stage. You are welcome to talk to us at any time, and we strive to be transparent in all of our dealings with you.

Step 8: Completion and handover

Once construction has been completed, we conduct a thorough inspection of the property to ensure that the workmanship and finish is up to the standard that both you and we demand.

We will also arrange for a building certifier or council representative to inspect the property to ensure it meets Australian Building Standards; a Certificate of Practical Completion will then be issued, as will the final invoice.

A valuer will then inspect the property to confirm that all the inclusions in the building contract have been installed. They will then issue a report to your bank or finance provider, who will facilitate the final payment.

Once these steps have been completed, we will officially hand over the keys so that you can either move or start managing your investment property.
